Google, Facebook, Instagram for an independent estate agent

Where a mandate actually starts. The three networks we publish to for agents — and Pinterest, which we do not pretend wins the street.

An independent agent does not need a channel plan. They need to know where a stranger still looks, and where the street they already know still sits. For us that is three places, in this order: Google, Facebook, Instagram. We also publish to Pinterest. We do not tell an agent it is where mandates start.

Google is the stranger

“Estate agent” plus a town. Your name. A listing that can be called. Posts that are not a portal dump — see what to publish. Reviews that are answered. This is the page a seller opens on the sofa the evening they decide to call someone. The networks for a local shop piece says the same thing in general; here it is sharper: if you only had one, it would be this.

Facebook is the street

Parents, neighbours, the people who still see a local page. A sold post, a “viewings this Saturday”, a reply to a comment that is not a lead form. You do not need a second brand page and a personal profile fighting each other. One page in your name, or your existing one, kept alive. Instagram if you already shoot — façades, you on the pavement — and if you will keep consent. Stories and Reels we can publish where the product does. We do not sell TikTok.

What we will not add to look complete

LinkedIn as a “must”. A YouTube channel of virtual tours you will not edit. A Pinterest board of other people’s kitchens. Artifluence publishes to the four it actually has. The estate agents page leads with Google, Facebook, Instagram.

One calendar. You approve. The evening is for the valuation, not for logging into five tools.
